First and foremost, I am an Accredited Staging Professional, which means I have been personally trained by the creator of "Home Staging", Barb Schwarz. I therefore understand the concept of staging, and follow a proven set of guidelines when staging each property.
Unlike many other stagers, I will not walk into your home and advise you to get rid of everything and start over... this is a tactic some use to make more money! Remember... we're selling your home, not your furniture! I believe, no matter what your particular taste of decor, every home can shine. My primary objective is to use what you already own and only recommend the purchase of additional accessories if absolutely necessary.
Staging Consultation*: Vacant- $75 / Occupied- $95
This is the most basic level of service provided and is intended for those who just want some professional advice. We will walk through your property inside & out, just as a buyer would, and discuss what changes need to be made to properly prepare your home for this competitive real estate market. This is the time for you to take notes, ask questions and express any concerns you may have.
*A Staging Consultation is required for either an Occupied or Vacant Staging Package.
Help-U-Stage: 2 hours/$200
This option helps "do-it-yourself" homeowners who are confident in their ability, but need some "hands-on" professional staging guidance and recommendations. We will start with a Staging Consultation for the first hour, and then spend another hour actually Staging one room in your home. During this time I will show you how to properly prepare one main room for pictures & showings. By assisting me in the Staging process, you can quickly learn the basic principals of Staging, and then apply them to the rest of your house.
REALTORS: These first two Staging options are a great, low-cost addition to your existing listing package. By offering to pay for a "Staging Consultation" or "Help-U-Stage", you will stand out from other agents and get more listings! This small investment will not only impress your clients and make your listings look better than the competition, but also has the potential to save you hundreds of dollars in time & marketing costs!
Occupied Home Staging: $95 Consultation + Bid For Services
Staging costs s tart as low as $100/room
My complete service includes a Staging Consultation & bid for my services. Once I have been hired for the job, you will be provided with a detailed list of instructions regarding removal of items that will not be used for staging, and any large furniture movement or removal.
Once that list has been completed, I will utilize the remaining furniture and accessories to refresh and enhance the positive attributes of the property. By de-cluttering and de-personalizing I will create a lasting "first impression" for any potential buyer.
Or if the home is in need of some updating, I can either provide a list of recommended decor & linen purchases, or for a small shopping fee & the cost of decor, I can purchase these items for you. This decor will not only enhance the property you are trying to sell, but will also look great in your new home!
Vacant Home Staging: $75 Consultation + Bid for Services
Vacant Staging Packages start at $3,500 for 3 months of rental
Vacant homes can feel small, cold, & un-welcoming to potential buyers. By adding just a few pieces of furniture & accessories, a vacant home can be transformed into a buyer's dream home! Only 10% of the population can visualize furniture in an empty room, therefore 90% of the potential buyers viewing a vacant property go away feeling confused. Furniture helps give buyers a sense of scale, as well as assisting them in envisioning their own belongings in each room.
My basic Vacant Staging Package includes an initial Staging Consultation to discuss any painting, carpeting or maintenance issues that need to be addressed. I will then provide you with a bid for three months of furniture, decor, & linens rental.
The starting package price would include one main living area, kitchen/eating area, master bedroom, and up to 3 bathrooms. This package is typically used for condos & small homes. Larger homes can be staged for an additional fee.
